THE SPEED LIMIT WITHIN THE COMMUNITY IS 20 MPH!

Obey 20 MPH Speed Limit and Stop Signs

There have been reports of residents and/or guests driving at excessive speeds and not obeying the stop signs within the community. On several occasions pedestrians have come close to being hit by a speeding vehicle. There have been several near-collisions due to vehicles not obeying the posted stop signs.

Please remember that this is a residential, family-friendly community, with many children and pets. Be cautious of your speed at all times, observe the posted speed limit of 20 mph and obey the posted stop signs.

If you witness someone speeding in the community or failing to comply with stop signs, and are able to obtain a plate number, please notify the guards.

For the safety of you, your family, and your fellow neighbor, please do not exceed the posted 20 mph speed limit and obey all posted stop signs when driving through The Bridges.

If you have other drivers in your household, please speak to them about the importance of obeying the speed limit and stop signs.

Please do your part not to cause serious injury or The Bridges in a liability situation.

Parking Rules

Authorized Vehicles

The following vehicles are Authorized Vehicles:

  • Standard passenger vehicles or automobiles
  • Passenger vans designed to accommodate ten or fewer persons
  • Motorcycles
  • Pick-up trucks having a manufacturerʼs rating or payload capacity of one ton or less
  • Golf cars only of the type authorized by the operator of the Golf Course Property for use by its members, and only if the Owner has registered such cart with the Management Company.

Prohibited Vehicles

The following vehicles are prohibited:

  • Recreational vehicles (motorhomes, travel trailers, camper vans, boats, and similar vehicles)
  • Commercial type vehicles (stakebed trucks, tank trucks, dump trucks, step vans, concrete trucks, limousines, and similar vehicles)
  • Buses or vans having more than two axles
  • Trailers, inoperable vehicles, or parts of vehicles
  • Aircraft, other similar vehicles, or any vehicle or vehicular equipment deemed a nuisance by the Board of Directors

Prohibited vehicles may not be parked, stored or kept on any public or private street within, adjacent to or visible from the Properties except for brief periods (not to exceed 4 hours) for loading, unloading, making deliveries or emergency repairs.

Custom Home Site Areas

Per the Rancho Santa Fe Fire Department, parking is allowed on both sides of the street, but cars are required to be staggered. Cars cannot park directly opposite each other at the same time. This is to allow emergency equipment easy access to all homes. Please see the Villas Parking Map below.

Parking for Parties

If an Owner has a party which includes 25 or more vehicles, the Owner shall hire a valet service to park cars and an Association guard to direct traffic. The host Owner shall be responsible for his/her guests' conduct and violations of the Governing Documents. Please contact the Management Company for more information.

Parking Overnight

No overnight street parking is allowed by residents or guests.

Parking in Garages

Subject to the restriction on Prohibited Vehicles, all vehicles owned or operated by or within the control of an Owner or a resident of an Owner's Lot and kept within the Properties must be parked in the garage of that Owner to the extent of the space available; provided that each Owner shall ensure that any such garage accommodates at least two (2) full-sized Authorized Vehicles. No repair, maintenance or restoration of any vehicle may be conducted on the Properties except within an enclosed garage when the garage door is closed, provided such activity is not undertaken as a business, and provided that such activity may be prohibited entirely by the Board if the Board determines that it constitutes a nuisance.

Parking is only allowed on the opposite side of the street from the homes as highlighted in the Villas map below.

Parking Restrictions

The Board of Directors may enforce al parking and vehicle use regulations applicable to the Properties, including removing violating vehicles from the Properties pursuant to California Vehicle Code Section 22658 or other applicable ordinances or statutes. There shall be no blocking of the fire access lanes. If the Board of Directors fails to enforce any of the parking or vehicle use regulations, the County may enforce such regulations in accordance with applicable laws and ordinances.



Golf Cart Rules

  • Golf carts must stop at road crossings and yield to cars.
  • Golf carts, which includes low-speed vehicles (Neighborhood Electric Vehicles (NEV) shall comply with sections 345 (definition of golf cart); 21115 (driving on roads within the development); and 21115.1 (crossing roads within the development) of the Vehicle Code.
  • Golf carts shall be operated in a safe manner, driven by a Licensed Driver, and operated within all speed limits, parking rules, and traffic laws.
  • A golf cart shall not carry more persons that the number it was originally designed to seat.
  • A golf carts shall only be driven on improved streets open to vehicular traffic and parked in approved areas.
  • Golf carts shall be maintained in a safe operating condition, original factory standards of appearance, and in clean condition.
  • Every lot Owner shall be responsible for his/her actions and omissions, and that of his/her family members, guests, tenants, invitees, and licensees regarding the use and maintenance of golf carts.
  • Golf carts shall be operated during daylight hours only unless equipped per section 24001.5 of the Vehicle Code. (Lights, turn signals, etc.)
  • Golf carts shall be parked within an Owner's garage when not in use.
  • A golf cart shall not be parked in a manner which either restricts the passage of pedestrians or vehicles over streets or sidewalks within the Project, or which extends beyond the limits of the space where it is parked.
  • In the case of Owners who are current members of the Golf Club, Owners' golf carts only of the type authorized by the operator of the Golf Course Property for use by its members are permitted on the Golf Course Property and, only if the Owner has registered such cart with the Management Company or the gate.
